What a Fireplace Liner Does & Why Aging Homes Are Vulnerable
A chimney liner runs from the firebox up through the chimney to the termination cap and serves three functions: containing combustion byproducts, protecting the surrounding masonry from heat and corrosive gases, and providing a correctly sized draft path. When any of those three functions is compromised, the fireplace becomes a liability rather than an amenity.
Clay tile liners crack from years of thermal cycling. Cast-in-place liners can develop voids. Many homes were built before modern venting standards and have liners that were never sized correctly for the appliance currently in use. In Ozaukee County, freeze-thaw cycles and lakeshore-influenced weather accelerate deterioration in aging masonry chimneys, and a significant portion of local housing stock predates current NFPA standards. You get a full verbal summary of findings and any repair recommendations before we leave: no vague reports, no pressure.
NFPA 211 recommends annual fireplace inspections for exactly this reason: liner deterioration rarely announces itself, and catching it early is far less disruptive than addressing it after a significant creosote event or chimney fire. When we do find liner damage, we document it with before-and-after photos so you can see exactly what was found and what changed after the repair.

How Do I Know If My Fireplace Liner Is Damaged?
Common indicators include visible cracks in clay tile sections you can see from the firebox, efflorescence (white mineral staining) on exterior masonry, a persistent smoky odor when the fireplace isn’t in use, or a prior level 2 inspection that flagged liner concerns. The only reliable way to confirm liner condition is a thorough inspection, including a visual flue review and, where warranted, video scan equipment.
Is It Safe to Use My Fireplace With a Damaged Liner?
We recommend against it. A compromised liner can allow heat and combustion gases to reach combustible framing, and gaps in the liner can allow carbon monoxide to enter living spaces. If you have reason to believe your liner is damaged, don’t use the fireplace until a technician has assessed it.
Does a Gas Insert Require a New Liner?
In most cases, yes. Gas appliances produce cooler, more corrosive flue gases than wood fires, and they require a liner sized and rated for those conditions. A flexible stainless steel liner matched to the appliance’s BTU output is the typical solution. The existing liner from a wood-burning system is generally not appropriate for a gas insert without evaluation.
