A breathable water repellent is intended to reduce the amount of liquid water absorbed by chimney masonry while allowing water vapor to escape. This vapor-permeable approach differs from impermeable paint and surface coatings, which can trap moisture within brick and mortar.

Waterproofing isn’t a substitute for repairing an active leak, failed chimney flashing, damaged chimney crown, open crack, deteriorated mortar, or unstable masonry. The source of the water intrusion, the masonry’s condition, and the extent of existing damage all affect whether treatment is appropriate. Repairs may need to come first.
